Behind the Scenes: The Inspection & Appraisal

Now that you've reached an agreement (thanks to the Herseys’ compelling written offer), it's time for due diligence. A thorough home inspection with one of our three trusted inspection companies, will uncover any hidden problems, from electrical gremlins to structural woes. An appraisal, ordered by your lender will ensure the home's value aligns with the agreed-upon price.

A title search is an essential step in the homebuying process. By delving into the property's ownership background and noting any existing liens or claims, you can be certain that the house you're eyeing comes with a clear legal standing. It's akin to a moment of reassurance where you confirm that the property is rightfully yours to claim.

The Title Search

The excitement is building as closing day approaches, but there's one crucial step left: the final walkthrough. Ideally scheduled 3 days prior to closing, this is your last chance to confirm everything is in order. During the walkthrough, meticulously compare the condition of the house to when you made the offer. Ensure all agreed-upon repairs are completed, check for any new damage, and verify that all appliances and fixtures that are supposed to stay are still there and functional. By staying organized and proactive during this final stretch, you'll be well on your way to having complete confidence in your purchase.

The Prep to Close

Today is the day you've eagerly anticipated – closing day! It's the moment where you'll formally sign on the dotted line and obtain the keys to your new abode. Anticipate delving into a sizable stack of documents (rest assured, we're by your side to assist you every step of the way). Once the your lender has given the thumbs up for full funding of your loan, the escrow company has reached out to all parties of notice of the county’s recording of title, it’s time to meet up for keys (and a pretty sweet gift)!
