Getting Your Home Ready for the Market & Showings

If you are comfortable with the notion, once the home hits the market we will host open houses to greet new potential buyers and educate them on the property and perks. Offer Accepted, Now What?
Once you accept an offer, the buyer will schedule a home inspection and appraisal. The home inspection is a visual examination of the property's condition, conducted by a licensed inspector. Their report will detail any issues they find, such as structural problems, electrical hazards, or plumbing leaks. Be prepared to address any minor issues raised in the report (if any) as they could affect the buyer's financing or their confidence in moving forward with the purchase. The appraisal is an unbiased estimate of your home's fair market value, ordered by the buyer's lender. The lender needs to ensure the property value justifies the amount they're lending to the buyer. The buyer will secure loan approval from their lender. Ensure any necessary paperwork is submitted to all parties during this time to create a smooth path to closing.
Closing The Deal
Closing day is the culmination of your selling journey! It's where ownership of the property is officially transferred to the buyer. Be prepared to schedule and sign documents either with a notary or at the title and escrow office. These documents will outline the final sale price, closing costs (which typically include realtor fees, taxes, title fees, and escrow fees), and any prorated amounts for property taxes, homeowner's association dues, or utilities. Once everything is signed, sealed, and delivered, you'll receive the net proceeds from the sale.
